A condominium on Sukhumvit 33, more than twenty years old, to be refreshed rather than merely redecorated. The family wanted a Muji-warm oak register, a bar at the heart of the living room so that everyone gathers in the same place, and somewhere proper for the household Buddha.

What changes the price

Joinery first, at thirty to forty percent of a residential project: laminate sits at the bottom of the band, veneer and lacquer in the middle, solid timber and stone tops at the top.

Questions

How much does it cost to fit out a condominium in Bangkok?

Design and build together costs ฿12,000 – 28,000 per square metre, so ฿1.0 – 2.4 million for an 85 m² unit. The range is mostly joinery, then stone, then how much of the electrical and plumbing has to be replaced.

Can I live in the unit during the work?

Not comfortably during demolition and wet works. Most owners move out for six to twelve weeks for a full renovation. A single kitchen or bathroom can be rebuilt around you in two to three weeks with the rest of the unit sealed.

Do you handle the juristic office and the building’s permissions?

Yes. The juristic office asks for drawings, a method statement, working hours and a deposit of ฿20,000 – 80,000. The studio prepares and submits the file and deals with the building throughout the works.

Do you make the furniture yourselves?

The built-in furniture, yes: wardrobes, kitchens, media walls and prayer shelves come from the studio’s own joinery workshop, measured to the wall they stand against. Loose furniture is sourced, and the atelier makes bespoke pieces where nothing on the market fits.
