What moves a project inside its band

Joinery
Wardrobes, kitchens, media walls and vanities are typically 30 – 40 percent of a residential project. Laminate sits at the bottom of the band, veneer and lacquer in the middle, solid timber and stone tops at the top.

Stone and special surfaces
A quartz worktop adds ฿40,000 – 120,000; a marble feature wall ฿80,000 – 250,000. Fluted brass or bronze lattice from the atelier is priced per piece.

Services
If the unit is more than twenty years old, rewiring and replumbing add ฿180,000 – 370,000 for an 80 m² unit. They are never left out of a quotation.

Building conditions
Working hours, lift access, deposits and permissions vary by building and can add two to four weeks and ฿20,000 – 80,000 in deposits, part of which is returned.

Questions about price
How much does interior design cost per square metre in Bangkok?
Design only costs ฿1,000 – 1,500 per square metre, credited against the build if the studio constructs the scheme. Design and build together costs ฿12,000 – 28,000 per square metre for a condominium, ฿15,000 – 35,000 for a house, ฿9,000 – 18,000 for an office and ฿20,000 – 45,000 for a restaurant. The range is mostly joinery and stone.
How much does it cost to renovate a house or condominium?
A full renovation that replaces electrics, plumbing, wet areas, joinery and finishes costs ฿15,000 – 30,000 per square metre in 2026, so ฿1.2 – 2.4 million for an 80 m² unit. A cosmetic refresh that keeps the kitchen and bathrooms costs ฿6,000 – 12,000 per square metre.
How is the price fixed?
After the site survey you receive an itemised scope listing every finish, fitting and piece of joinery with its price. That document is the contract. Changes requested later are priced before they are made, never after.
Do you design and build, or only design?
Both, under one contract. The studio draws the room and builds it with its own site team and joinery workshop. Design-only work is also offered, and its fee is credited in full if the studio later builds the scheme.
