What interior design costs per square metre in Bangkok
In Bangkok in 2026, interior design alone costs ฿1,000 – 1,500 per square metre for a full set of drawings and material boards. Design and build together, with the studio constructing what it draws, costs ฿12,000 – 28,000 per square metre for a condominium, ฿15,000 – 35,000 for a house, ฿9,000 – 18,000 for an office and ฿20,000 – 45,000 for a restaurant. A 75 m² condominium designed and built in the middle of its range costs about ฿1.5 million.

The cost of interior design in Bangkok depends less on the designer than on what you are buying: a set of drawings, or a finished room. The two are priced completely differently, and most confusion about "what interior design costs" comes from comparing one with the other.
Design only
A design-only engagement produces a measured survey, layouts, a concept with three-dimensional views, material and finish boards, construction drawings and a specification a contractor can price from. In 2026 Bangkok studios charge ฿1,000 – 1,500 per square metre for this, or 8 – 12 percent of the eventual build cost. For a 75 m² condominium that is ฿75,000 – 112,000. This studio credits the design fee in full against the construction if it goes on to build the scheme.
Design and build
Design and build means the studio draws the room and constructs it with its own team and workshop, under one contract with one itemised price. That price includes the design, the demolition, services, ceilings, lighting, finishes, joinery, loose furniture and installation.
| Type of space | Design and build, 2026 |
|---|---|
| Condominium | ฿12,000 – 28,000 per m² |
| House or villa | ฿15,000 – 35,000 per m² |
| Office | ฿9,000 – 18,000 per m² |
| Restaurant or bar, front of house | ฿20,000 – 45,000 per m² |
| Hotel spa or lounge | ฿25,000 – 50,000 per m² |
The range inside each row is mostly joinery and stone. A condominium at ฿12,000 per square metre has laminate wardrobes, a tiled floor and a straightforward kitchen. At ฿28,000 it has veneer or lacquer joinery, engineered timber or stone floors, a marble feature wall and a kitchen with an island and integrated appliances. Vittorio, on Sukhumvit 39, with marble, golden stainless steel and a dressing room in cream lacquer, sits at the top of the condominium range.

What is not in the per-square-metre number
Loose furniture is usually quoted separately, because it varies so much with taste: ฿300,000 – 900,000 for a one-bedroom condominium, ฿900,000 – 3,000,000 for a family house. Appliances, audio-visual equipment and art are also separate. Juristic office deposits are paid by the owner and partly refunded.
How to compare two quotations
Ask both to state the unit of measure, list every item with a price, and say whether services are replaced or kept. A quotation that is 30 percent cheaper and does not mention the electrical board has left it out. The studio issues a fixed, itemised scope after the site survey, and that document is the contract.
